Dick,
Perhaps you should actually do a test sail with one of the Rhodes  owners 
near you. Sailing the boat would answer all of your questions and most  R22 
owners are more than willing to share their boat with an interested wannabe.  The 
R22 is a great boat, but like all boats, it has its limitations. The IMF and  
furling genny give it the ability to be single handed and take on a wide 
variety  of conditions.
I'm located on an inland lake in SC and you would be welcome anytime,  
provided you bring the rum.
