Chris, I have a friend, Braxton Moncure who lives not far from you on Foxhall. He's a rich accountant in Alexandria. My sisters house had a back yard, but the only parking she had was on the street. She moved to DC in the 60's and had a row house on Connecticut not to far from the Zoo. Ah, the memories I have as a young lad in DC. Rummy In a message dated 11/16/2009 9:49:54 A.M. It's about a 45 minute drive from DC and I have been pretty happy with the location that offers direct access to the Bay. I don't have a trailer and will have HHN lift my boat out, spray down the bottom and then store her on jacks until spring. I came to Catholic University in DC in 1979 and pretty much ended up staying here. We bought our first house on Capitol hill on its 100 year anniversary in 1986. The row house was "renovated" in the 1940's into a rooming house and as young newlyweds my wife and I spent about five years tearing the place apart and rebuilding it from the inside out. Our "yard" on Capitol hill was a 16' x 8' pile of wood chips out front and a concrete patio out back. No grass to cut. We moved closer to my office in the "rich" part of town about ten years ago. Our current house is on a dead end street across from public park land, lots of trees and hiking trails, still no grass to cut. It's interesting how you can be in the city with all the hustle bustle but within a few blocks can be in a wooded residential area with deer, raccoons, possum, fox and owls. While walking my dog last night we were stared down by a fox in the middle of the street. Palisades is a nice neighborhood and I have enjoyed having my office here. Christopher P. You must live in the rich NW part of town. :) My sister used to live not to far from your office. She was on Fulton Street in Palisades. I've driven past your office many times. You have to raise the bow quite a bit to get water to flow to the aft drains. Then leaves plugging the seat drains becomes an issue. I've never used antifreeze. I've had water collect and freeze in the cockpit (tarp leaked and boat not slanted enough) and water freeze in the bilge and it wasn't a problem. In both cases the water had room to expand when it froze. The wind and rain was pretty constant for several days due to Ida. Sunday was a beautiful sunny and warm day and I spent most of it taking everything off my boat to prepare for winter. My bilge has been bone dry all season however on Sunday I found a couple of buckets full of water in the bilge. My Port side cushion was also pretty soaked. I have had a slight drip at the rail thru deck fitting throughout the season and used some silicone sealant on the rail and shrouds were they penetrate the deck. I think the water in my boat is from the rain and while it is dripping at the rail thru deck fitting I think it migrates from another thru deck fitting to this location. I plan to have the boat hauled in a couple of weeks but will still need to keep an eye on rain water so it doesn't freeze and cause damage in the bilge and or lazaret. Do owners put antifreeze in the bilge and laz! aret during the winter? I don't plan to tarp my boat. Is the compartment directly around the centerboard trunk the only bilge area or are there others? There appears to be a small space below the holding and water tank but that appears to be about it. Christopher P. After the rain I found mega water in my boat....in the bilge & in the port side compartment at floor level. Deductive reasoning (ha) led me to think that there was a problem with the hole for the pennant. I found what appears to be a crack in the hole that the centerboard pennant leads through. Looking inside, I saw that a wooden support for under the companionway opening was wet....and so was the floor & the bilge was full. Here afe pix...what is the consensus...and will cleaning out the crack, opening it slightly & caulking it w/ LifeCaulk or one of its cousins solve it or am I in for a lesson in fiberglass??
